The Process

What to Expect During Your Inspection

Most inspections take three to five hours depending on the size and age of the home. You are encouraged to attend toward the end of the inspection — walking through the property with me is one of the most valuable parts of the process. Here is how it typically unfolds:

I start outside — examining the roof, gutters, siding, foundation, grading, driveway, and any visible structural elements.

I inspect the electrical panel, HVAC equipment, water heater, and plumbing supply and drain lines for safety and proper function.

Every room is checked — walls, ceilings, floors, windows, doors, insulation, and ventilation are all evaluated.

I access the attic and any crawlspace to check insulation levels, ventilation, framing, and signs of moisture or pest activity.
